I loved the 39 Clues books when I was that age!

spy school is a fun series and the protag is 12. I would get him that and maybe a percy jackson to try out even though that one is kind of fantasy

I loved Margaret Peterson Haddox (Among The Hidden, The Missing, Running Out Of Time, Double Identity) around that age. Also enjoyed The Mysterious Benedict Society, Deep and Dark and Dangerous (other Mary Downing Hahn books are also popular), Agatha Christie, and more things I’m forgetting. My cousin is 12 too and not a huge fan of fantasy and was enjoying reading The Hardy Boys books

Shelter series by Harlan Coben (also got turned into a great show on prime), Alex Rider, Lockwood and Co (if he’s okay with ghosts)

Depending on what he doesn’t like about fantasy, he may still enjoy Cornelia Funke (The Thief Lord, Inkheart, Dragon Rider), Ranger’s Apprentice, Rick Riordan, Artemis Fowl, or Gregor the Overlander.
