Landlords are legally obligated to release tenants from their leases if the unit or those living in it are dangerous towards them, often times without any penalties.

It’s part of the lease you sign, it’s usually you have to give 60 days notice and the penalty for termination is usually 2x the cost of your monthly rent + you then still have to pay for 2 months cause of the 60 days you still have to pay for
