They would pay a majority of the utilities but rent should be split your both entitled to your own room and the common shared space however water and light usage my go up with a child so they should pay more of the utilities

if their child stays in their room that's fine but once the child grows they're definitely going to take up more space. in the long term i think they'd have to pay more rent
