My hottest take is that rent control does not produce the desired results, and only exacerbates the housing crisis.

Not really if done right if forces shark landlords to sell because they can’t make any profits at lower price allowing new ppl to move in and buy at lower price reducing housing costs

Shark landlords? My man you’ve consumed too much propaganda. Rent controlled apartments genuinely are not profitable to maintain/run. It reduces incentives to build new housing, and prevents this massive demand on houses from being filled, because government intervention has made it literally impossible

Go on YouTube and look up Rent Control economics. You’ll see a bunch of videos covering both sides of the issue, but I’d recommend the one with Thomas Sowell in it. One of my favorite economists

Which results in what? Forced selling, a reduction in property taxes to get new people to move in. Causing a real estate crash which is really a market correction bingo you hit in the goal post. Blackrock and vanguard are forced to sell at a lower cost allowing small businesses and lower income people to own property

I have zero problem letting blackrock vanguard and statestreet feel absolute pain. They’re on track owning 40% of single family properties in U.S. by 2030 the biggest reason why housing is inflated and the younger generation will never be able to afford a house.

they aren’t the ones affected by this. landlords with small amounts of properties are the ones who have to sell off, the black rocks are the only ones buying them out.

Their shareholders will sell stock reducing their buying power in anticipation of this. Rent control hurts them from making profits for their shareholders so they will sell and invest in smaller companies
