It’s not, landlords or sellers cannot legally refuse tenants based on their ethnicity. They can try to refuse by making it look like it’s not based on ethnicity, but that will cause lawsuits they’ll usually lose. See Trump’s cases on this

HOA’s are not allowed to discriminate based on race. The only groups that can do this are religious ones bc they have an exemption. Any HOA that does that is liable to be sued for violating the FHA

Applies to all rent. For selling one you own there’s an exemption. You have to not use any broker or agent and not own more than 3 of them and it doesn’t apply
